Maintenance Guide: How to care for the flat roof of your Mediterranean House

Prevent leaks and extend the life of your roof. 4 key steps to clean gutters and check seals before winter.

The Mediterranean style is synonymous with modernity, but its flat roof design requires special attention to ensure the home stays dry and efficient for decades. At Canadian Houses, we use cutting-edge waterproofing systems, but we recommend these 4 key maintenance steps:

1. Critical Gutter and Downspout Cleaning (Post-Autumn)

90% of flat roof leaks in Chile are not due to material failure, but to blockages.

  • The Task: Before the first rains of May, remove leaves, branches, or accumulated dust from interior gutters.
  • The Detail: Make sure the downspout grilles are clear to avoid the "pool effect" on the roof.

2. Waterproof Membrane Inspection

Whether your house uses asphalt membrane or PVC/TPO systems, constant sun exposure in central Chile can affect the seams.

  • What to look for: Check for air bubbles or detachment at corners or joints with walls (parapets).
  • Frequency: Once a year, preferably in summer.

3. Check Seals Around Pipe Penetrations

Sewer vents, solar panel supports, or HVAC ducts penetrate through the roof.

  • The weak point: Silicone or polyurethane seals around these pipes can dry out.
  • Solution: If you see cracks in the seals, they should be renewed with high UV-resistance products.

4. Slope Control and Water Accumulation

Although Mediterranean houses appear flat, they have a slight slope (minimum 2%) to direct water flow.

  • The test: After rain, observe if water pools remain for more than 48 hours. If so, that section may need leveling to prevent premature membrane wear.
