1. The Cost of the House (Construction)
This is the "Turnkey" value. It includes materials, labor, social laws, supervision, and finishes.
Reference Range: 26 to 32 UF per m² built.
What influences this? The type of exterior siding (PVC Siding vs Fiber Cement) and interior finishes (laminate flooring vs porcelain tiles).
2. Previous Costs (The "Invisibles")
Before laying the first nail, you must consider:
- Soil Mechanics Study: ($500,000 - $800,000 CLP). Essential to know what foundations you need.
- Topography: ($300,000 - $500,000 CLP). If your land has a slope, you need precise contour lines.
- Architecture and Calculation: If you modify a standard model, there are engineering costs.
3. Municipal Permits
The municipality charges fees to review and approve your work. Calculate approximately 1.5% of the official budget of the work. Also, consider the costs of connections with electricity and water companies, or the construction of a well and septic tank if it is a rural area ($3M - $8M CLP additional).
4. Exterior Works
The turnkey price ends at the perimeter of the house. Don't forget to budget for:
- Perimeter fences.
- Vehicle entrance and interior roads.
