How long does it take to build a house in Chile? The process stage by stage

"How long until I have my house?" is one of the first questions in any project. The answer depends on the construction system and complexity, but knowing the stages lets you set realistic expectations and spot when a promised deadline doesn't match reality.

Before construction: design and permits

This stage happens before moving a single shovel of earth and is often underestimated. It includes architectural design, structural engineering, and processing the building permit at the municipality. Depending on the district, it can take several weeks, so it's best to start it as early as possible. To understand this procedure in detail, check our step-by-step municipal permits guide.

Foundations

With the permit in hand, work begins. The site is prepared, excavations are made, and foundations are executed. The time depends on the soil type and slope: flat, firm ground moves much faster.

Structure and envelope

Here the Canadian system (Metalcon) makes a difference: the galvanized steel structure and panels are assembled quickly and precisely. In a few weeks the house already has its shape, roof, and a closed envelope, protected from the weather.

Installations

With the house closed in, the water, electrical, and sewage installations are carried out, along with insulation. It's a stage of intense interior work that defines the final comfort and thermal efficiency.

Finishes

Flooring, cladding, bathrooms, kitchen, paint, and fixtures. It's the most visible stage and the one that turns the structure into a home. The chosen level of finishes directly affects how long it takes.

Approval and handover

Finally, the municipal approval is processed and the house is handed over. With the Canadian system, the construction as a whole is usually completed in around 5 months, not counting the prior design and permit stage. You can see how we organize the construction timeline stage by stage in each project.

In short

Construction isn't one big step, but an orderly sequence of stages. When a company shows you this process clearly and with dates, it's a good sign: it means they know exactly how they'll get to handing over your keys.
