Subsidies to Build on Your Own Land in Chile (DS49, DS1 and more)

If you already own land, the State has programs that can help finance building your home. Many people don't know about them or think they're only for buying. Here we lay out the main options for building on your own site.

Reference information. MINVU/SERVIU programs, amounts and requirements change frequently. Always confirm the current conditions with SERVIU before applying.

1. DS49 — Housing Choice Solidarity Fund

Aimed at lower-income families without access to credit. In its Construction on Own Site (CSP) mode, it finances building the home on land you already own. It requires being registered in the Social Household Registry in the corresponding brackets and meeting a minimum savings amount.

2. DS1 — Middle-income subsidy

Designed for families with some savings capacity and access to credit. It complements your savings and a possible mortgage, and also allows construction on owned land depending on the bracket. A good route if you have formal income but want to ease the amount to finance.

3. Other supports

There are additional programs depending on your situation (social integration, neighborhood improvement, etc.). A SERVIU officer can guide you based on your Social Household Registry and income bracket.

Subsidy + credit: often combined
